PLAN THE LOCATION
Plan the Guelph ownership transition before closing
Guelph’s published business-licensing bylaw states that licences are tied to the named operator and location and are not transferable. Confirm the current requirements with the City when ownership or premises will change. Buying the business should not be treated as automatically completing the buyer’s municipal requirements.
Create a handover list covering the lease, franchise transfer, equipment, records and licences. Identify which items require the seller’s cooperation and which must be completed by the buyer. Keep dates and responsible parties visible so an unresolved approval does not first emerge when funds are expected to move.
If you will change the concept or undertake renovations, describe those separately from the ownership transfer. Obtain the applicable site guidance and revised quotes. A business that continues in the same premises can still have a materially different opening budget under a new operator.
- Check the new operator’s licensing requirements directly with the City.
- List assets included in the purchase and any items leased from third parties.
- Identify immediate repairs and franchise-standard improvements before closing.
BUILD THE FINANCING CASE
Explain what the acquisition price buys
Ask your professional advisers to help establish a clear allocation of the proposed price. Equipment should be described with its condition and remaining usefulness; inventory should be supported by an agreed counting and valuation process. Keep transaction costs and initial operating cash outside the asset list so they are not overlooked.
Compare the seller’s historical performance with the expenses you will inherit or change. A new lease, replacement manager or updated franchise agreement can change cash flow even if sales remain the same. Explain those differences in the forecast and avoid treating proposed cost reductions as certain before the supporting arrangements are in place.
We use this information to develop the business plan and financing request for the Guelph project. A lender needs to understand the transaction structure and repayment case, while you need to know how much cash remains after completion. For a new opening, the same principle applies: itemized asset purchases, documented premises costs and a separate operating reserve are more informative than one unexplained startup figure.
MATCH THE LOAN TO THE PROJECT
How to approach franchise financing in Guelph
Start with the amount and timing of your project costs, the investment you can contribute and a cash-flow forecast. We prepare the financing request and in-house business plan, then coordinate with suitable banks, credit unions or BDC. Your location, transaction and lender criteria help determine the options.
Fund My Franchise helps arrange the application; the lender decides approval, security, rates and repayment terms. Ask about fees and conditions before accepting an offer.
