LAND AND PREMISES RIGHTS
Distinguish a proposed site from a documented right to occupy it
Rankin Inlet’s Municipal Land Application is an application to lease land. It asks applicants to identify the lot, intended use, existing improvements and planned construction value and timing. A submitted form is not an executed land agreement or an approval to build. Confirm the relevant land, development and business-licence steps with the Hamlet for the actual proposal.
If the franchise would use existing premises, provide the proposed lease and identify the owner of installed improvements and equipment. If it depends on a new land arrangement, show the application status and the costs still subject to that decision. Have a qualified adviser review the occupancy documents. We help distinguish confirmed commitments from unresolved conditions before presenting the loan request.
- Identify whether the project uses an existing unit or requires a municipal land agreement.
- Document who owns existing improvements and what is included in the transaction.
- Mark land, development and lease conditions that must be resolved before construction.
A STAGED COMMITMENT PLAN
Keep equipment orders aligned with the site decision
Illustrative planning scenario — not a completed client transaction: a Rankin Inlet applicant is comparing an existing leased unit with a site requiring a new land arrangement and construction. The existing-unit option needs an assessment of usable improvements and fit-out costs. The new-site option also needs design, construction and a documented route to occupancy. These are separate projects, even if the franchise fee and equipment list are the same.
For each option, identify spending that can wait for the site decision and any non-refundable commitments that cannot. Record supplier quotation expiry, cancellation terms and the franchisor’s opening conditions. Ask the lender about funding conditions before assuming a loan will reimburse early costs. We help build a stage-by-stage financing plan, with operating cash retained after construction and installation, so an unresolved premises choice does not silently become a committed equipment purchase.
- Prepare a separate cost total and opening schedule for each site option.
- Identify refundable deposits, non-refundable commitments and decision deadlines.
- Obtain franchisor confirmation that the proposed premises and supply arrangements are workable.

How to approach franchise financing in Rankin Inlet
Start with the amount and timing of your project costs, the investment you can contribute and a cash-flow forecast. We prepare the financing request and in-house business plan, then coordinate with suitable banks, credit unions or BDC. Your location, transaction and lender criteria help determine the options.
Fund My Franchise helps arrange the application; the lender decides approval, security, rates and repayment terms. Ask about fees and conditions before accepting an offer.
