PREMISES CHOICE
Separate an existing unit from a business-park development
Kensington’s building resources provide the Town’s planning and land-use documents. Its 2024 business-park package describes industrial lots and utility services. That package is useful context for a property discussion, but it is not confirmation of current lot availability, pricing or permission for a particular franchise. Confirm those points directly with the Town before making a commitment.
For a service, workshop or other franchise considering a business-park site, ask whether the proposed activity is permitted and how the site would function. A customer-facing shop in an existing building presents a different project from land plus a purpose-built operating base. Document access, parking, equipment needs and the work between the serviced lot and a finished, usable business premises.
- Confirm the proposed franchise use and current property availability with the Town.
- Ask qualified designers to identify the building, site and utility work still required.
- Keep land, construction and franchise operating costs visible as separate categories.
PROPERTY AND BUSINESS FUNDING
Build the financing request in stages for a new premises
A serviced lot is not a finished franchise location. The budget may still need professional design, foundations, building work, connections, fit-out and equipment. Obtain a written scope for each supplier rather than assuming the Town’s site description covers the franchise’s complete installation. An existing leased unit should be assessed against the same finished operating requirements.
For a Kensington new-build proposal, prepare a payment schedule from site commitment through construction and opening. Ask prospective lenders how their conditions and any staged funding would interact with those payments; do not assume a business-equipment loan also funds land or construction. Preserve a separate amount for recruitment, training, stock and early operations. We help organize the property component and the franchise component so neither depends on cash already allocated to the other.
- List the owner contribution and proposed source of funds for each project stage.
- Identify costs due before a lender would release funds under its agreed conditions.
- Update the operating forecast when the premises scope or expected opening date changes.
MATCH THE LOAN TO THE PROJECT
How to approach franchise financing in Kensington
Start with the amount and timing of your project costs, the investment you can contribute and a cash-flow forecast. We prepare the financing request and in-house business plan, then coordinate with suitable banks, credit unions or BDC. Your location, transaction and lender criteria help determine the options.
Fund My Franchise helps arrange the application; the lender decides approval, security, rates and repayment terms. Ask about fees and conditions before accepting an offer.
